Damp and Mould Crisis Deepens in the UK as Social Housing Complaints Surge

Problems involving damp, mould, and poor housing conditions in UK social housing have once again become a major national issue. According to recent reports published in the British media, complaints against councils and housing associations have risen sharply in recent years.
An investigation published by LBC found that complaints relating to social housing across England, Wales, and Scotland increased by 162% over the past two years. Thousands of tenants are reportedly living in unhealthy conditions caused by mould, water leaks, roof damage, faulty heating systems, and structural defects.
A separate report from the Housing Ombudsman revealed that complaints connected to social housing have increased fivefold over the last five years. The report highlighted serious damp and mould problems in homes occupied by families with children and stated that some councils failed to respond to repair requests for several months.
One of the most widely discussed cases in recent years involved the death of a baby living in mould-infested social housing in London, which reignited debate surrounding “Awaab’s Law.” Under the proposed reforms, social housing providers will be required to respond to damp and mould complaints within much shorter timeframes.
Legal experts say that housing disrepair claims have increased significantly in recent years. Tenants are increasingly pursuing legal action against councils and housing providers over mould, leaks, structural cracks, faulty electrical systems, and unsafe living conditions.
Under UK law, landlords and social housing providers have a legal duty to provide tenants with safe and habitable accommodation. Damp and mould are considered particularly serious health risks for children, elderly individuals, and people with chronic health conditions.
